Chelan Real Estate Market Snapshot December 2016
Wrapping up the year, December saw 18 single family home closings in Chelan and Manson and one Condo closing.
Or, another way to put that is 19 new home owners are lucky enough to now be able to say “I own real estate in Chelan!”
Trust me, it’s a pretty big deal when it comes true. Big, small…doesn’t matter.
But I digress….
Here are the details for market activity in both Chelan and Manson for the month of December.
Highest priced listing sold: $1,150,000-Waterfront on the South Shore. This home has been on and off market since 2013 when it was first listed for $1,790,000.
Lowest priced listing sold: $169,900: A fully furnished home in the 55+ community of Vista del Lago. Sold for full price. On the market 161 days.
Smallest Home Sold: The cozy nod goes to a condo at The Grandview with 622 square feet. Fully furnished and vacation rent-able, this unit had tile granite counters, tile floors and great views of the Lake. And, of course, all the amenities that come with ownership at The Grandview!
Largest Home Sold: The largest home sold in December was a custom built home in Manson on 2+ acres with amazing vineyard and lake views. This daylight basement home offered more than 3800 square feet and was within quick distance to Mill Bay boat launch, the casino and of course all the wineries and tasting rooms in Manson.

Average Days on Market: 95
Median Price: $438,000
31% of homes sold in 6 days
36.84% sold with a market time of 120+ days.
And lastly, for everyone thinking they’re going to get a smoking deal….
